Approx. 350 acres have been planted in loblolly pines of which 300 acres were thinned for the second time in 2013. Based on recent markets, the revenue from future pine thinning would yield between $300 to $450/acre. The final harvests, which would normally occur between 25 to 30 years of age would yield between $1,500 to $2,500/acre based on recent markets.
122 of the approx. 500 acres of natural hardwoods were heavily thinned in 2009 to encourage productive natural browse and cover for the wildlife. Healthy, large, acorn producing oaks were left standing at the rate of 10 to 15 trees per acre.
The agricultural field (100 acres) is leased on a yearly basis to the neighboring farmer at $60/acre. For the last several years the primary crop has been soybeans with an over seed of rye or wheat.
All the entrances to the land are gated. The camp road (NE corner of property running north and south then east and west) is a dedicated county road that has been legally closed to the public. The east property line borders a paved county road (Garden Valley Rd.) for over 1/2 mile. The south 200 acres is segregated from the northern parcel by a beaver swamp and is accessible by county roads.
The sleeping units at the camp site includes 4 cabins, 3 with bathrooms and a mobile home.
The cook shed has a full bath, kitchen
facility, dining and lounge area as well as an open porch with attached
utility room and firewood shelter. Satellite TV services are available.
The skinning rack is equipped with concrete floor, lights, running
water, stainless
steel table and winched hoist. A deep well services all facilities.
Other out buildings includes 4 lean-to equipment/atv sheds and a seed and feed enclosure.
There are miles dirt roads and trails throughout the property for
easy access to all hunting areas. All these roads and trails are high
and dry and can be traveled without the need for 4 wheel drive.
There are 14 food plots averaging 3/4 acre each. On each food plot is positioned an elevated, enclosed hunting tower.
Fruit and nut trees have been planted over the years primarily around the food plots and along the roads.
Blackberries, wild grapes (and some planted grapes)
wild plums and persimmons are abundant.
Macon county has been under quality buck management regulations for over 12 years and boasts the most B & C bucks of any county in the state. It has been the leading trophy buck county according to Georgia Outdoor News records for the past several years.
Several quality bucks and long beard turkeys have been harvested from this property through the years.
With the land being under a transferable conservation covenant the taxes are approximately $6500/year.
This land was incorporated for liability purposes with 5 equal shareholders.
